If you want it regarded as a sale, all you have to do is
have the corporation sell it to him.

But I suspect you don't want it regarded as a sale so there
won't be tax on the transfer. I really can't think of any
good way to do that without causing other problems.

But why can't the corporation co-sign on the loan and put up
the property as collateral? Or the corporation could borrow
the money, and then lend it to the shareholder.

Default Title transfer from C Corporation to Stockholder

I have a client who wants to borrow money on land that is in
the corporation, but the lender will only loan him the money
if the property is owned by the stockholder, not the
corporation. Is there any way to transfer title or structure
this in a way with it being regarded as a sale? There is
substantial appreciation in the property.
