Time you allowed the chruch to use your rental is personal
use. Time it was rented or held out for rental use would be
investment use. I would prorate investment use days over
365 and use that percentage of your expenses and
depreciation. Claim all of the rental income.

Default Another Rental Depreciation

I own a rental that I through out the last few years have
not had rented all twelve months of the year. The first
question is can or should I claim a full years depreciation
even though it has not been rented the whole time? And
secondly I have allowed my church to use it for a youth
center rent free. What if any deductions are available to me
for this service to a non profit organization?
