It depends on what the nonprofit's tax exempt purpose is and
how it is using the property to earn money.

In general "nonprofit" doesn't mean that it's not allowed to
earn more money than it spends. It's just that any profit
goes to its exempt purpose rather than to shareholders.

If a non-profit leases a property and earns more on
the lease than the carrying costs, is the non-profit
subject to taxation on that property?
