You can deduct depreciation, following the MACRS rules for nonresidential real property. You can't take a Section 179 deduction ("first-year expensing") for a building, if that's what you were thinking of. You have to measure how much of the total floor area is used for business and how much for personal use (lawnmower, bench, and tools). Your depreciation, and any other deductions for the building, will then be prorated based on the percentage of business use.
