Even if you could get around the "exclusive use for
business" issue, perhaps by placing the lawnmower in a
separate shed, at best your could depreciate the building
over a 39 year period, approx $1000/year, recapturable on
sale.

Even if you didn't have the lawnmower, bench, and power
tools, you can't deduct the total cost in one year. You can
deduct depreciation, following the MACRS rules for
nonresidential real property. You can't take a Section 179
deduction ("first-year expensing") for a building, if that's
what you were thinking of.

You have to measure how much of the total floor area is used
for business and how much for personal use (lawnmower,
bench, and tools). Your depreciation, and any other
deductions for the building, will then be prorated based on
the percentage of business use.

I have a Garage/office I have built this year (2005) on the
same property as my home. I use this for an office in my
business. It's all finished inside with Heating and Air I
use it primarily for my work (my work is done on a computer)
but I do have a Lawnmower stored in it along with a bench
and my Power tools. My question is Can I claim the total
Construction Cost for this Garage/Office as a business
expenses for 2005 the total cost is about $40,000 which is
less than my Income from my business.
