Assuming the LLC is a disregarded entity for Federal purposes, it probably is for AZ purposes, and hence moving the property to the LLC has no tax effect. However, I recommend filing the AZ 140NR form, even if the rental property shows a loss, so that the state will not come after you for non-filing. I set up an LLC in Maricopa county and "quick deeded" the condo into the LLC. I rent the condo right now but I recently moved to Nevada.
