Get the book, Selling Real Estate Without Paying Taxes, A
guide to capital gains tax alternatives, by Richard T.
Williamson, ISBN 0-7931-6798-1, Dearborn Trade Publishing,
2003. It pretty well nails the topic.

I am not clear on the word investment.

Did you have a condo which you rented to others and now wish
to sell?

If so, you might be able to exchange it, rather than selling
it, for "like-kind" property, perhaps a similar rental
condo, and defer the gain. To do this you need to work
through a qualified intermediary who is experienced is
handling like kind exchanges.
