To a charity: OK.
To a person: NO.

You have to donate it to a bonafide 501c3 charity AND you
have to be sure the carity keeps the property for a year or
so (I forget the exact rules) otherwise your donation is
reversed out to merely lower of your cost basis or FMV.

Be careful if the charity has no intent to keep title!

And for a donation of this size you need an independent
appraisal.

Qualified charity, yes. Person, no.

It would be treated as a schedule A charitable contribution
at fair market value. You would need some sort of proof of
its value.

These rules may be different if the property has been used in business.
