Odd...I've never had to submit my tax return, only two
year's W-2's. I do sign the authorizations allowing them to
obtain my tax records. I guess they figure if they're doing
that, why bother with a copy of the returns.

As a matter of procedure, you sign a form 4506 which gives
them permission.

If they're concerned about it, they'll have you sign a
release that gives them access.

That's a good one. You sign a tax information release.
They send it in. The IRS sends then the info.

If it doesn't jive, you get a nasty knock on your door at
the most inopportune time from some law officers about bank
fraud or income tax fraud.

Well, one time I got away with telling the bank that since
we both knew I could put anything I wanted on the tax return
I gave them, lets skip it altogether. But I knew the loan
officer and she knew I was a CPA.

I have had cases where the lending institution has sent me a
copy of a return provided to them by a tax client asking me
to verify that it was indeed the return I prepared.

And I have heard that they can send a copy of a return
submitted by the borrower to the IRS and ask for
confirmation that it is indeed the return that was filed.

I can only guess that mortgage companies would be leery of
self prepared returns that involved much more than W-2's,
1099's and K-1's that they can get copies of.

You sign form 4506 at closing, which allows the mortgage
company to get a copy of your return. But YOU are the one
authorizing it.
