There are lenders that will give a loan on a property in
which it has sufficient equity, even if that money comes
from another source, and even if it's secured by a second
mortgage. The amount of the down payment will likely be
higher than normal, and the interest rate may be a bit
higher as well. But I'd guess you could find a lender even
if you tell the truth.

Vivian: Either it's a gift or a loan. You refer to a "gift
that you pay back monthly." This is a contradiction. If you
do get a loan, you will be lying on your mortgage
application. That's why your broker would like it to be a
gift. If it's a loan, be up front and say that on your
application. Yes, the interest you pay will be taxable to
