Your "friend" will need to file a gift tax return.
Probably no tax on it, but filing requirement exists
nonetheless.

I am in a similar situation, but the parties involved are
NOT married. I live with a friend of mine and we want to
have joint ownership - the house is currently only in his
name. Will he be subject to gift tax if I put my name on
the deed as well? Does anyone know how to calculate the
amount?
