| Well, there are the category groups, but they aren't really reported anywhere. You can do reports limited to just the categories of interest. (Turn on Advanced Reports and banish Essential Reports.) One other way that works, especially if multiple properties are involved, is to enable clasification1 as, say, "Class" and then to define a Class Property and Subclasses like "123 Equity Drive, Unit #A". The you classify every transaction associated with this property regardless of category. This enables you to report all categories for just this classification. Home improvements do no necessarily increase the value of the asset. I think the general answer you are looking for is that when you, say, spend $10,000 on that hot tub, you can transfer this money to the Asset Account that represents the property rather than just expense it. (Assuming you think 100% of it adds to the value.) Say you do a remodel, half of which you view as maintenance. Split the cost into one half for Housing : Maintenance / Class: Property:123 Equity Drive, Unit #A and the other half into a Transfer:Our Condo on Equity Drive. (Assuming that's the Asset Account's name.) Are there ever any improvements to a car that increase its value??!? Since cars decline to approximately $0 over time, many of us do not even track them in asset accounts. Now, if I had a 1955 Mercedes 300SL Gullwing...
