Optimum in what way? I would think that it would be optimum to not
have a mortgage at all, or pay it all off today. That just isn't
in the cards for most people. In fact, most mortgages are written
today with less than 5% down, and a lot of them are interest-only
or flex-payments, so few people will even pay off in 30 years.

folks argue that it is silly to ever pay it off. As long as you
can get great stock market returns that average 11% over time,
why would a sane person pull out of the market and pay off a
5% mortgage that is tax deductable?

Default Optimum Mortgate Payout Timeframe

Hello all,

I have been told that, depending on prevailing interest rate, that the
optimum timeframe for paying off a mortgage is 10-12 years.

This being based on the premise that if you repay at a rate that will
pay the mortgage off in less than 10 years, you are commiting money
that could be used in investments that make the money work better for
you.

However, I am struggling with the math. Does anyone have a url
reference so I can work it out?
Or explain it right here?!

thanks,

koan
