I checked a house that sold in Houston 8 months ago and the sale price
from this web site was correct. Same for a couple of houses I know about
in NJ.

Hi,

I live in Washington State. I don't know if the same avenue is avail-
able to you in Texas, but a number of years ago when I wanted some
comparable sales data to appeal my property tax assessment, I just went
and looked in the county assessor's records for recent sales. I don't
know whether those are public records in your state, but if they are it
is quite likely free or only a nominal photocopying charge to get copies
of the property tax records, plus maybe a roll of film and developing,
if you want some photos to back up your numbers.

I'm talking about comparables in the sense of 'actual sales.' To me, the
best determinant of FMV is actual arm's length sales of comparable homes.
Of course, I know what my 'feel' for the house is - but I want to see what
others are paying for similar homes in the area to get an idea for what the
market is.

The way you as a buyer get comparables on homes is to look at them.
You will get a feel for what houses are worth and will know whether
the house you like is reasonably priced.

Am negotiating to buy a house. Don't have my own broker (why, you may
ask...well I'm an attorney, and attorneys in Texas are licensed to sell real
estate by statute, so I can take 1/2 of the 6% commission, or 3%, for
myself).

Am trying to find comparable sales data on homes in the market. Has anyone
ever used homeprice.net to get such comparable market analysis data? The
cost is awfully low ($29.99)...which scares me, because you get what you pay
for. If this isn't a good source of thorough & accurate information on
comparables, does anyone have any knowledge of such a website?
