Default what type of Remortgage

Myself and my partner have split and i am buying him out of his
interest in my house. has anyone any ideas which building society/bank
would be best to go to,I will need to borrow at least 5 x my annual
income, which works out about another £40000 on top of what I am
paying now. The house is worth at least £300000. I am currently paying
£500 a month, and need to remortgage anyway, as the rate I am paying
is 5.69%. If I cant find a lender, I will need to sell to give him his
money, which would be my last resort. Any advice appreciated.
